Visa needs: USD 4,000/monthTypical budget: ≈ USD 2,050/mo

Processing: The consulate's official target is 60 days; 60-90 days is typical for a complete file. The realistic end-to-end timeline in 2026 is 4-7 months from starting document gathering to holding the physical residence card, including the AIMA biometrics appointment after arrival and 2-6 weeks for card issuance.

Portugal Golden Visa: Investment Fund Route

Portugal's Golden Visa (ARI, Autorizacao de Residencia para Atividade de Investimento) has run since 2012.

No income test for this route: it is capital-based, not income-based.

Processing: 18-24 months from filing to biometrics and first card is the current working assumption, and it is improving slowly. Pre-approval alone can take up to 24 months, and total timelines exceeding three years are not uncommon while the AIMA backlog persists. Do not plan a move date around the optimistic case.

Moving there

Sea freight is the standard for a household move: 2-8 weeks door to door, with full moves typically costing USD 2,200-10,900 depending on volume and origin country. From outside the EU, household goods enter duty and VAT free under EU Transfer of Residence relief if you lived outside the EU for 12+ months, owned and used the goods for 6+ months, they are for personal use, they arrive within 12 months of your residence, and you do not resell them for 12 months.

get mover quotes and start the visa file in parallel; request the criminal record check (apostilles take time).

  3. T-6 weeks

  4. T-4 weeks

pack and ship; fly with essentials and the documents folder.

  5. T-0

  6. T+2 to 8 weeks

the container clears customs against the baggage certificate and delivers; check the inventory on arrival.

Frequently asked questions

What income do I need to prove for the D8 visa in 2026?

USD 4,000 per month gross, which is four times the 2026 Portuguese minimum wage of USD 1,000 (Decreto-Lei 139/2025). Add 50% for a spouse and 30% for each dependent child. AIMA applies the minimum wage in force at your appointment date, not your application date, and consulates like to see about USD 12,000 (12 months of the threshold) in savings on top.

Is the NHR tax regime still available?

No. The Non-Habitual Resident regime closed to new applicants on 1 January 2024. Its replacement, IFICI (sometimes called NHR 2.0), offers a 20% flat tax for 10 years but only for narrowly defined research, technology and innovation roles; most freelancers and remote workers do not qualify. Without IFICI, Portuguese tax residents pay standard progressive rates of 14.5% to 48%.

Do I need a signed rental contract before applying for the D8?

Yes, proof of accommodation is a required document, and unregistered leases are one of the most common rejection reasons. If you cannot sign from abroad, the short-stay D8 variant lets you enter Portugal first and file the residence application at AIMA on the ground.

How long does the D8 actually take?

The consulate's official target is 60 days, but the realistic end-to-end timeline in 2026 is 4-7 months: document gathering, consulate processing, entry within 120 days of approval, the AIMA biometrics appointment, and 2-6 weeks for the physical card. Do not book one-way flights for the week after your consulate appointment.

Can my family come with me on the D8?

Yes, through family reunification: spouse or partner, dependent children and dependent parents. Budget the income test at +50% for a spouse and +30% per child, and expect each member to need their own criminal record check and insurance.

Does the Golden Visa still lead to citizenship?

Yes, but slower than before. Since 19 May 2026 (Lei Organica 1/2026), naturalisation needs 10 years of legal residence, or 7 years for EU and Portuguese-speaking (CPLP) nationals, plus A2 Portuguese and civics requirements. The investment program itself is unchanged, and the minimum stay is still about 7 days a year.

Can I still buy property to get the Golden Visa?

No. Real estate purchases, including rehabilitation projects and real-estate funds, were removed as qualifying routes on 7 October 2023 (Law 56/2023). The main route now is a USD 545,000 subscription to a qualifying CMVM-registered investment fund. Anyone advertising a property Golden Visa is working from outdated information.

What health insurance do I need, and when?

Travel medical insurance with at least USD 32,700 Schengen-wide coverage for the visa application, then full private health insurance by your AIMA residency appointment. Once you hold a residence permit and register at your centro de saude, you get your SNS user number and public cover; private insurance becomes optional but most expats keep it for speed.
